Kolbe Farms is a 35-acre master-planned HOA community in Houston's Spring Branch area, with condominium-style homes, a large retention pond, a playground, a dog park, a pool house, and extensive landscaped common areas.
Ethoscapes came on as the maintenance and irrigation partner after years of inconsistent results had eroded the Board's confidence in its previous provider.
Client Challenge
The community had invested heavily in its landscape and irrigation systems, but the results were uneven. Some areas stayed healthy and green while others struggled with dry turf, stressed plant material, and patchy coverage, and residents brought those differences straight to the Property Manager and HOA Board.
